What We Do!
CBL
are able to give quality independent advice to anyone planning to
purchase a commercial property or business, either leasehold or
freehold. We prepare a Financial & Business Proposal for
presentation purposes in a format that we know the lender wants to see
it "packaged". We arrange Competitive interest rates- as low as 1% over
base rate for freeholds, 2% over base for leaseholds. (Note: with
leasehold, lower rates can be achieved with additional security.) We
save you the client money, CBL can usually achieve lower interest rates
than you can get from your own bank. We save you even more money! Due
to the volume of business placed by CBL, lenders will reduce their
arrangement fee of circa 1.6% of the loan arranged, to 1% and in some
cases just 0.5%. We can usually deliver immediate decisions with the
loan agreed "in principle" prior to interview.
We will do all
the running around! -Time and time again banks have stated to us that
they will gladly reduce their arrangement fees to cover our fees. This
is simply because we gather all the information needed and present in
the way that they want. This ensures equally that they are more likely
to approve the deal.
What We Don’t Do!
We
do not charge any advance fees. Because of this we will not "promise
the Earth" then fail to deliver weeks down the road. We, only get a fee
when we are successful and so consequently, we will ensure that we are
successful! You only pay our arrangement fee after acceptance of the
offer of finance from the lender.
